Ontario Renovates
This gives you money, usually as a loan you may not have to repay, to fix up your home or make it more accessible. It is for low- and modest-income homeowners, and also for landlords and community housing providers doing key repairs. Your city runs it, and the exact amounts and rules are set locally.
What you get
Grant money
Who it's for
You qualify if you are a low- or modest-income homeowner (your city sets the income and home-value limits) for the home repair part, or a landlord or community housing provider for the multi-unit repair part.
This takes you to the official website
What to have ready
Documents they may ask for
- Government ID for everyone in your household, if available
- A copy of your lease or rent agreement
- Recent rent receipt, ledger, or proof of what you owe
- Recent pay stubs, benefit statement, or income proof
- ODSP, Ontario Works, CPP, OAS, or other benefit statement if you have one
- Recent bank statement, if the program asks for it
What to say when you call
“Hi, I found your housing support program and I want to check if I can apply. Can you tell me the current rules, documents needed, and the next step?”
Use the official page first, then call 211 if you are not sure where to start.
Can I get this?
You have a good chance if this sounds like you:
- Covered work includes key repairs, accessibility changes, and energy upgrades
- What is offered depends on your city

The fine print
More details about the money
Delivered through the Ontario Priorities Housing Initiative (OPHI). Specific maximum amounts and any loan-forgiveness terms are set locally by each Service Manager and are not published as a single province-wide figure on the source reviewed.
Amounts and eligibility change. Confirm the current figure with the program administrator through the official link before you rely on it.
The full eligibility rules
Low- and modest-income homeowners (income and home-value limits are set locally by the Service Manager) for the Home Repair component, and landlords / community housing providers for the Multi-Unit Rehabilitation component. Eligible work includes essential repairs, accessibility modifications, and energy-efficiency improvements. Availability and exact rules depend on your municipality.
Good to know
Program existence, OPHI funding, and the two components (Home Repair for accessibility/repairs; Multi-Unit Rehabilitation for landlords/providers) confirmed on the Ontario NHS Third Action Plan page. The Third Action Plan page did NOT explicitly state the forgivable-loan structure - that has been Ontario Renovates' historic delivery model but is set locally, so benefit_amount and the forgivable-loan wording are intentionally hedged. Exact caps and forgiveness terms are set by each local Service Manager.
